How ListLogic works

Comps you can defend.

Pull comps from a map search of any US market, your MLS export or your brokerage’s feed, ranked by how closely each one matches. Include or drop any comp and the numbers follow.

The closest comparable sales: eight nearby homes sold from $526,000 to $695,000, ranked by how closely each matches.

Move the price, see the odds.

A recommended price, the range the data supports and the expected days to a contract at five prices, right in front of the seller.

Price It: $625,000 recommended, a supported range of $603,000 to $650,000, a price slider and the days to a contract at five prices.

The competition, counted.

Similar homes for sale, months of supply and the competing listings by price band, so the price talk is about the market and not about opinions.

Homes on the market: 19 similar homes for sale, 2.0 months of supply, and competing listings by price band.

What the sellers walk away with.

A net sheet with selling costs and closing expenses you can edit, and the estimated amount to the sellers.

The net sheet: selling costs and closing expenses the agent can edit, and an estimated $579,794 to the sellers.

A presentation, not a spreadsheet.

The finished CMA becomes a report on the seller’s phone, a print deck and a PDF, in your brand, with a client link ready to share.

Questions

Where does the data come from?

Search any market nationwide, or upload the export you already pull from your MLS (Matrix, Flexmls and other common formats are mapped for you). Comps, days on market and price changes come from those records, not a portal estimate.

Can the seller change the comps?

The seller can see every comp and why it counts. The agent chooses which comps and adjustments to use; the presentation updates in the open.

Does it work on its own?

Yes. ListLogic has its own sign-in for agents who only want pricing. Inside Kept in Touch it opens from the lead, already signed in, with the address filled.
