CTM eContracts (CTMe), from MRI Software, is the contract software many Colorado agents use. The Colorado Association of REALTORS® offers it to its members (Colorado Association of REALTORS® CTMe page, checked 2026-11-05). It fills the Colorado Real Estate Commission forms, tracks contract deadlines and collects e-signatures.
Offers & Contracts, from Kept in Touch, does what CTMe does not describe doing: it drafts the contract from a plain-words description of the offer, reviews it before it goes out, and works the file after you go under contract, sending your approved messages to title, the lender and the other agent. Switching is simple: bring the contracts you already have open in CTMe over, and every deadline is tracked from the day you move. We make Offers & Contracts, so weigh this accordingly; every CTMe fact below links to MRI's or C.A.R.'s own page with the date we checked it.
CTMe and Offers & Contracts side by side
| What you need | CTM eContracts | Offers & Contracts |
|---|---|---|
| State forms | Yes; the contract software C.A.R. offers its members | All 80 current Commission forms, filled only in their blanks; the printed text is never changed |
| Drafting | Fill the form, with a clause tool and, in the next version, a Simple View that turns contract language into questions (MRI's CTM eContracts page, checked 2026-11-05) | Say the offer in a sentence ("$541k, conventional 10% down, close Nov 16, $8k earnest") and get a filled CBS1 back for your review |
| Deadlines | Deadline tracking (MRI's CTM eContracts page) | Every CBS1 § 3.1 date computed from MEC the contract's way, weekends and holidays included, each with who does what and what satisfies it |
| Review | A shared compliance checklist for agents, coordinators and brokerage staff in the next version (MRI's CTM eContracts page) | An AI review of the finished document against what you asked for and the Colorado rules, with one-click fixes; it advises, you decide |
| E-signature | Yes (MRI's CTM eContracts page) | Built in: consent, a code texted to the signer, typed or drawn signature, an audit trail and a sealed copy anyone can verify |
| Under contract | Deadline tracking and a calendar (MRI's CTM eContracts page) | A coordinator that sends your approved messages to title, the lender and the other agent, from your own email and number, and files the replies |
| Signed elsewhere | Not described | Import the signed contract with its counters and amendments; it reads the agreed dates and starts tracking them |
| Price | Offered to C.A.R. members; ask C.A.R. or MRI for your terms | $49 per agent a month on its own, or included with Kept in Touch plans |

What CTMe does well
- It is already there. Many Colorado agents learned on it, and their brokerage and the other side know it.
- It is changing. MRI says a new version is coming with "a new look, more features, and an improved user experience," including the Simple View, a clause selection tool with clauses from Frascona or Damian Cox, and an integrated compliance review (MRI's CTM eContracts page).
- Deadlines and signing in one place. MRI describes "line by line contract guidance, deadline tracking, and an e-signature solution" (MRI's CTM eContracts page).
Where Offers & Contracts goes further
1. Say the deal instead of filling the form
Type or speak the offer. Price, loan, earnest money, closing date, inclusions and the harder terms (a home-sale contingency, an appraisal gap, a rent-back) land where the CBS1 has a place for them, and anything that needs an additional provision waits for your approval with the Commission's rules attached.
2. A review before every send
Earnest money, pre-approval against price and loan type, weekend closings, possession, deadline order, lead-based paint, HOA and the Right-to-Buy against the offer are checked on the finished document. Each finding has a fix or "keep as is".
3. Counters, amendments and inspection, from plain words
"Draft an amend to move closing to Nov 23" opens the Amend/Extend with only the deadlines that change, recomputed from MEC. An Inspection Objection starts from the inspector's report, your clients answer item by item, and the resolution becomes tasks.
4. A coordinator that works the file
From the day you go under contract it sends the executed contract to title and the lender, tells the other agent what their side owes and when, and reminds everyone ahead of each deadline. Every message goes out from your own email and number after you approve it, and replies are filed to the deal with the deadline marked met.
5. Bring your open CTMe files with you
Switching mid-deal? Import each signed contract. It reads the parties, price, MEC and every agreed date, you check them, and the file opens under contract with the deadlines tracked. Nothing is sent by importing.
Switching from CTMe
Start new offers in Offers & Contracts and import the deals you already have under contract; there is nothing to re-type. It fits agents and teams who write offers every week and brokerages that want every deal, deadline and document in one place under their brand. It is live in Colorado only. Read the Colorado contract guide, what a transaction coordinator does, or see Offers & Contracts.
