A CMA template is a shell. The proof is the filled-in price × odds × supply story — condition-adjusted comps from the seller's own market, not a blank grid you reuse from the last listing. That is the conversation that wins the listing.
The winning CMA structure — use this as your template
This is the free CMA template: five sections a seller-facing comparative market analysis should contain. Not a downloadable blank PDF. Fill it from the seller's market — or generate it in ListLogic by Kept in Touch.
The subject
Address, type, beds, baths, sq ft, garage, lot, year, and condition. Condition decides whether two same-size houses are the same listing. Write what the seller believes it is worth — and what a buyer will actually cross-shop against it.
Condition-adjusted comps
Not the last five solds in the zip. The set a buyer will tour: matching type and area; size, beds, baths, garage, lot around the subject; Active, Pending/Backup, Sold, Expired, and Withdrawn — then adjust for condition.
The price curve and odds
A number in a box is not a CMA. Show what happens to modeled odds of a clean sale in a realistic window if you list with the matching solds — and if you stretch. That curve is the conversation.
Competing supply
At each list price, which homes enter the buyer's set? Stretch the number and you often compete with nicer inventory. Sellers argue price; they understand a league change.
The recommendation / leave-behind
One decision, not a 28-page packet. The same story you walked: the set, the curve, the supply. Leave it as print and a flipbook the spouse who was not in the room can reopen.
No blank PDF to download
Agents also search “CMA template real estate PDF.” A blank file is still a shell. This framework is the template; generate the filled-in story next.
Why a static CMA template fails in the appointment
A reusable form cannot move when the seller wants more money. The listing is won by the trade-off, not the grid.
| What the appointment needs | Blank CMA template | Filled ListLogic story |
|---|---|---|
| What you're looking at | Empty sold rows you paste by hand | Condition-adjusted set a buyer will cross-shop |
| Pricing decision | You type a number and argue it | Interactive price × odds × supply |
| Supply | Rarely shown — or a static count | Competing inventory at that list price |
| When the seller wants more | The page cannot move | They see the curve and the league change |
| Leave-behind | A printed blank or static PDF | Print + flipbook of the same story |
| Data path | You copy from wherever you pulled comps | Search any market, or upload any MLS export |
How to generate the filled-in CMA
Same five sections — already filled from the seller's market. Search any market nationwide, or upload any MLS export. ListLogic does not connect to any MLS data service.
Search any market, or upload
Enter the subject and build the field nationwide, or upload the MLS export you already pulled (CSV/TXT from Matrix, Flexmls, Bright, or RESO-style). No vendor contract.
Map the columns
If you uploaded, ListLogic auto-matches Beds, Sq Ft, MLS #, Close Price, and the rest. You confirm with sample rows on screen — change any dropdown that is wrong — before generate.
Set condition and branding
Condition decides whether two same-sq-ft houses are actually the same listing. Set it, add your brand, and the competitive set is custom-fit — not a zip-code median.
Generate the pricing story
Interactive price × odds × supply on that set. Then print or send the flipbook of the same story. Fast enough for the next appointment — not a magic blank form.
Fair questions, honest answers
What is a CMA template for real estate?
A CMA template for real estate is a reusable structure for a comparative market analysis — the sections you fill before a listing appointment. Most templates are blank sold grids and a recommended-price box. A winning CMA template is the story: subject, condition-adjusted comps, the price curve and odds, competing supply, and a leave-behind of the same decision.
Is there a free CMA template PDF I can download?
This page is the free CMA template — a section-by-section comparative market analysis framework you can reuse on any listing. ListLogic does not offer a blank downloadable PDF. An empty PDF is a shell. Search any market or upload any MLS export and generate the filled-in pricing story instead.
What should a comparative market analysis template include?
Five sections: the subject (facts plus condition), condition-adjusted comps a buyer will cross-shop, the price curve and modeled odds at each stretch, competing supply at that list price, and one recommendation you can leave behind. If a CMA report template skips odds or supply, you are still arguing the number.
Why isn't a CMA report template enough?
A CMA report template is static. You paste solds, pick a number, and print. When the seller wants twenty thousand more, the page cannot show what happens to odds or which homes enter the buyer's set. That conversation is why listings are won or lost when it is hard to sell.
